Carol and Joe have been working together as a listing and selling real estate team in Florida for 15 years, and more recently in Estero since we moved to the area 10 years ago. Carol has been a licensed realtor for over 30 years with more than 16 years experience selling, designing and marketing new homes at Debary Golf and Country Club and Riviera Bella, both in Orlando FL

As a new home builder for over 35 years, Joe has built over 1,000 single family homes in Baltimore, Perry Hall, Severna Park and Belair, Maryland, Raleigh and Cary, North Carolina and Tampa, Lakewood Ranch in Sarasota, Lake Mary, Windermere, Orlando and now currently in Cape Coral, Florida.

Our Exclusive 5 Point "Contract to Closing" Program:

​1. CONTRACT: We will be right by your side during the contract signing to help you negotiate the best deal, and choose the most popular upgrades and lot location.
​2. DESIGN CENTER: We will be with you at the Design Center meeting and assist with the interior selection process, taking into consideration your budget amount allocated for upgrades.
3 - CONSTRUCTION OF YOUR HOME:  During the construction process, we are available anytime that you want us to visit the site to take photos or videos of the construction and forward them to you.  We know that you may not always be in town throughout the entire building process and will be there to report construction updates back to you. 
4 - WALKTHROUGH INSPECTION: Initial walk-through Inspection with builder's representative and outlining any deficiencies in the home.
​5 - CLOSING: Usually at the builder's designated title company, the closing documents are reviewed and signed, and door keys are given at the end of the closing. Homeowners insurance is now in effect and all utilities transferred from the builder to the buyer.

​THE ROLE OF THE BUILDER’S SALES AGENT:
Builders have their own sales representatives available to answer your questions, walk you through the models, help with the purchase and do provide a valuable service. However, it is important to understand that the builder's agent REPRESENTS THE BUILDER as they are contractually obligated to do. The National Association of Realtors recently stated that “Realtors are trusted resources for real estate information and can help home buyers navigate the increasingly complex home-buying process”. When you register us as your agent with the builder, you can be assured that we will represent your interest as the buyer and not the seller’s interest.

NEGOTIATING THE BEST DEAL:
Finding the right model and choosing your upgrades is the fun part of the home buying process. Once you are ready to sign the contract, we can work on your behalf to negotiate the terms, from upgrade options to financing and closing costs credits. In addition, we may be able to work with the builder’s lender directly to assist in getting you the best rate available for your mortgage. That becomes even more important when there is a current home to sell and the contingency has been lifted or waived, which is required by the builder to start construction on your new home.

CONTRACT TO CLOSING TO MOVE-IN: 
Signing a contract with a builder is just the beginning.  In addition to obtaining the financing, you will need to work with their title company and attend numerous inspections throughout the construction.  We can help manage that process and will accompany you on inspections if you like.
